Pre – Let Properties Explained
Whether you have bought your Apartment as the 1st step on the ladder of lucrative property investment or as part of a more established portfolio, our aim has always been for this tried and tested end-to-end solution to deliver profitable low risk yields from a reputable Company with an exemplary track record of success for our numerous investors. Selected apartments have been Pre – Let producing income at 5% of the purchase price. The 5% Pre - Let Income is effective for up to 24 months, with tenants already in place, and paid in monthly installments. The rent in each case equates to 5% of the purchase price of the property. Service Charge, Ground Rent, Maintenance and Management costs are covered in the tenancy agreement for the duration.
Furniture Pack
A high specification furniture pack is supplied at no extra charge and as part of the purchase of your Pre - Let apartment. The furniture pack encompasses an array of items required for any tenant to move in with minimum stress and maximum comfort. At the end of the tenancy the furniture pack remains in the apartment and the ownership of the furniture then passes to the landlord.
Letting & Managing the Apartment
All Pre - Let deals are run by a focused lettings team, dedicated to this area of business. They have fostered strong relationships with eminent Blue-Chip companies, many of which are listed on the FTSE 100. Tenancies are set up swiftly and efficiently ensuring that each tenant is credit checked thoroughly and the high standards we set for inventory management and maintenance are retained.
The 5% yield is paid directly into a clients account. It is paid at around the same time each month for ease of arranging mortgage payment dates.
The End of the Pre - Let Agreement
Towards the end of your Pre – Let agreement we endeavor to liaise with landlords’ to advise of the tenancy contract in place at the time, taking instructions as to whether the landlords’ preference is to continue with the tenancy or perhaps move into the property themselves. We work together to try and accommodate individual requirements, and, although unable to guarantee as such in every instance, we make every effort to try and ensure requests are met.
